Production and storage zones (VD, VU)
Zones for production, warehouses and farm sites whose impacts rule out placing them among homes. Codes V..., e.g. VD small-scale production.
A zoning plan designates production and storage zones where the negative impacts of production, storage or farm buildings beyond their plots rule out placing them in other zones (Section 23 of Decree No. 157/2024 Coll.). They include industrial and warehouse sites, farm buildings and related transport and utility infrastructure.
How to read it
The uniform standard for zoning documentation uses these codes:
- VU - general production,
- VT - heavy industry and energy,
- VL - light industry,
- VD - small-scale production and services,
- VS - storage and logistics,
- VZ - agricultural and forestry production,
- VE - renewable energy production,
- VX - other production and storage.
According to the ministry's methodology, VD covers craft or ancillary small-batch production and production and non-production services, whereas VS covers large warehouse sites with heavy goods traffic. Mixed production zones (HU, HX) are designated separately and combine light and small-scale production with retail and services; housing is allowed there only exceptionally.
What it means for a buyer
A production zone next door is one of the main reasons to look at the zoning plan. Even if the site is empty today or houses only a workshop, the plan allows production or storage there under its conditions, including the related traffic. Find out who uses the site, and check the noise map and the Integrated Pollution Register (IRZ). Housing may be separated from such sites by a strip of protective buffer greenery.
Watch out for
- Older zoning plans, which remain valid, may use the codes differently. In the regional MINIS methodology, VS meant mixed production zones and storage had the code VK.
- A proposed production zone shows where the municipality expects a new site; larger projects may also go through an environmental impact assessment.
- The binding wording is the text and drawings of the specific municipality's zoning plan.
