BV zone - rural housing
Zoning-plan code for rural housing: lower density with room for keeping animals and growing for own use. Conditions are set by each local plan.
A BV zone is a zone for rural housing (bydlení venkovské) in a Czech zoning plan. The uniform standard for zoning documentation (Decree No. 157/2024 Coll.) describes it as rural-character housing with lower population density, with non-commercial room for keeping animals and growing food for the household's own use, and with local amenities. The older MINIS methodology used the same code for 'housing in family houses - rural' with the same background.
How to read it
People searching for 'BV zone' usually want to know what may be built on the plot. The answer is in the text part of the zoning plan: main, permitted and prohibited uses and spatial conditions (Section 80 of the Building Act No. 283/2021 Coll.). Typically:
- a height limit, e.g. ridge height or number of storeys,
- a plot coverage ratio,
- which ancillary buildings are allowed and which businesses are excluded.
All housing zones may contain only buildings and facilities that do not reduce the quality of the environment and residential comfort and are compatible with housing (Section 15 of the decree).
What it means for a buyer
Compared with a BI zone (individual housing), a BV zone usually expects a house with more background, such as a kitchen garden or small animals kept for the household. Under the standard this background is non-commercial, i.e. for the household's own needs. When buying a building plot in a BV development area, the plan's conditions decide the size and form of the house.
Watch out for
- The same code may come with different limits in the next municipality, and a municipality may subdivide the zone.
- Older zoning plans, which remain valid, may use a different code for rural housing.
- Part of a garden may lie in another zone, such as a green or agricultural zone; the boundary in the main drawing decides.
- The binding wording is the municipality's plan; the building authority assesses whether a specific project complies.
