Rent price map (Ministry of Finance)
Market rents in CZK per m² per month by municipality, cadastral area and flat size, published quarterly by the Czech Ministry of Finance.
The rent price map (cenová mapa nájemného) is compiled and published by the Czech Ministry of Finance under the Property Valuation Act (No. 151/1997 Coll.) and Decree No. 456/2024 Coll., in force since 1 January 2025. It shows the level of rents for flats let on market terms, in CZK per square metre per month. Values are given for each municipality, and by cadastral area in towns with extended powers and in Prague.
How to read the map
The map is based on a reference flat: an unfurnished rental flat more than five years old, without balcony, terrace, garage or parking, without step-free access, in good to very good structural condition. A reference new-build flat, at most five years old, is listed separately. It covers flats with a floor area of 16 to 120 m² in four size categories by layout:
For each territorial unit and category it gives the reference flat's rent with the lower and upper bounds of the range, and the rent for the reference new-build flat. The ministry also publishes selected features, such as furnishing, parking or a terrace, by which the base rent can be adjusted.
Where the data come from and how often
The map uses asking rents for flats on property portals that can be assumed to have been let: a flat counts as let once its listing has been withdrawn. It therefore reflects newly agreed tenancies, not existing contracts or their extensions. The ministry updates the map quarterly and publishes it no later than 45 days after the end of each calendar quarter.
Points to watch
The map gives a basic reference value, not the rent for a specific flat. It does not reflect the flat's condition, local amenities or location within the territorial unit. For a particular flat the value needs individual adjustment and comparison with current listings nearby. The rent from the map can be used to estimate gross rental yield.
