Location check (nmvt)
A private overview for agents from official registers and maps: floods, radon, landslides, contamination, land register and zoning, all with sources.
The location check (Prověrka lokality) is an nmvt service for estate agents in the Premium plan. We add a password-protected page and a PDF to the property website, bringing together data on the property and its surroundings from official and publicly available sources, including information that does not belong on the public website. The page has six chapters: Sale, Risks, Utilities, Plot and land register, Surroundings and zoning, Downloads.
What the location check contains
- A summary with a colour-coded status for each area, questions buyers are likely to ask, and arguments for buyers.
- Risks: designated flood zones from the 5-year to the 500-year flood, the radon index of the subsoil, landslides, noise and an environmental radar with contaminated sites, landfills and industry nearby.
- The building in the land register: parcels, land type and areas from the title sheet compared with the cadastre and with the listing.
- Land register and surroundings: the type of owner of neighbouring plots and the access road, easements, boundary accuracy, discrepancies and transfers nearby, without prices or names.
- The full zoning plan, including unfavourable zones, public benefit constructions and land reserves, and planned construction nearby.
- Utilities: complete statements from network operators with drawings, and a comparison of the sale documents with registers and operators.
- For flats, an investment view: indicative rent from the rent price map and gross rental yield.
Why risks are not on the public website
The public property website shows only favourable and neutral information. Risks and inconsistencies, for example a difference between the area in the documents and in RÚIAN, or an easement on the title sheet, go into the location check, so the agent knows about them before buyers do and can explain them. We do not change or recalculate figures from the agent's documents; we only flag discrepancies with registers. Every item has its source and the date it refers to. The location check also marks the items the agent should tell the buyer about under their duty to disclose.
What the location check is not
The location check is an informative overview of public data. It does not replace an expert valuation, a land register extract, a building survey or legal advice; official sources such as the title sheet are binding. Decisions and responsibility remain with the agent.

Want this information on your property's website?
We find, analyse and clearly present data about the place. On the website for clients and in the location check for the agent - depending on the nature of the information.
The explanation is general and informative, not legal advice. Binding are the land register, the zoning plan and other official sources.
