3+kk (three rooms with a kitchenette)

A flat or house with three rooms, one of which - usually the living room - includes a kitchenette. There is no separate kitchen.

3+kk is Czech shorthand for three habitable rooms plus a kitchenette (kk = kuchyňský kout). Typically it is a living room with a kitchen unit and two more rooms used as bedrooms, a children's room or a study. Bathroom, toilet and hall are not counted. The notation in general is explained under layout.

Difference from 3+1

In a 3+1 the kitchen is a separate room; in a 3+kk it is part of one of the rooms. An open-plan living area with kitchen feels more spacious, but if you prefer cooking to be separate, look for a 3+1. If the kitchen in a 3+1 has at least 12 m², the Building Act counts it as a habitable room in its own right. The decree on rent price maps puts 3+kk and 3+1 in the same, third size category.

What to watch out for

  • The size of 3+kk homes varies a lot. Compare the usable area and the floor plan, not just the layout code.
  • Check that the rooms are not walk-through and that the living room with kitchenette has space for a dining table.
  • Each room should meet the requirements for a habitable room; the Building Act requires, among other things, a floor area of at least 8 m².
  • In a building divided into units, balconies, loggias and terraces are not part of the flat's floor area, because they are common parts of the building.

Frequently asked questions

How many bedrooms does a 3+kk have?

Usually two, because one of the three rooms is the living room with the kitchenette. In English it would typically be called a two-bedroom flat. It depends on the floor plan, though: a walk-through room or a small study may not work as a bedroom.

Can a family house be a 3+kk?

Yes. The layout code is used for both flats and family houses. For a house, also look at how the rooms are spread across the storeys and how much attic space is under sloping walls.
