4+kk (four rooms with a kitchenette)

A flat or house with four rooms, one of which - usually the living room - includes a kitchenette. A common layout for family houses.

4+kk is Czech shorthand for four habitable rooms plus a kitchenette (kk = kuchyňský kout). It usually means a living room with kitchen and three more rooms: bedrooms, children's rooms or a study. Bathrooms, toilets, halls, utility rooms and cellars are not counted. The notation in general is explained under layout.

Where you find 4+kk

The 4+kk layout is common in family houses as well as in larger flats. In houses the shared living, kitchen and dining area is often on the ground floor, with private rooms upstairs or in the attic. In an attic, check how much space is under sloping walls: under the Building Act the floor area there is measured at a height of 1.2 m above the floor, so low corners are not counted.

The decree on rent price maps puts 4+kk, 4+1 and larger flats in the fourth and largest size category.

What to watch out for

  • Look at the size of each room, the number of bathrooms and toilets, and storage space.
  • A small room listed as a bedroom may not meet the requirements for a habitable room: under the Building Act, among other things, a floor area of at least 8 m², daylight, ventilation and heating.
  • Compared with a 4+1 there is no separate kitchen. A kitchen of at least 12 m² would itself count as a habitable room under the Building Act.
  • Compare the usable area and the floor plan, not just the layout code.

Frequently asked questions

How many bedrooms does a 4+kk have?

Usually three, because one room is the living room with the kitchenette. In English it would typically be called a three-bedroom home. It depends on the floor plan, though: a study or a walk-through room may not work as a bedroom.

Is a 4+kk the same as a 4+1?

No. The number of rooms is the same; the difference is the kitchen: in a 4+1 it is a separate room, in a 4+kk the kitchenette is part of one of the rooms, usually the living room.
