Location analysis
Facts about the area - amenities, transport, mobile signal, residents, sun and shade, zoning, schools. On nmvt websites, from official and open data.
A location analysis summarises what living in a place is like: what is nearby and how far (local amenities), public transport links, mobile signal and internet, who lives in the municipality, how much sun the windows get, what the zoning plan allows and where children go to school. For buyers this is often as important as the flat or house itself.
Location analysis on nmvt websites
On nmvt property websites, the location analysis is a dedicated part of the site. We look up publicly available data for the specific address, analyse it and present it clearly, turning figures into sentences, charts and maps. The Basic plan covers nearby places with walking times and driving times; Premium adds the full analysis, for example:
- Morning connections from the nearest stop according to timetables
- Fixed internet at the address, 4G and 5G coverage and noise levels
- Residents: age structure, families with children, education and population trends
- Sun in the windows, shade from surroundings and climate
- Aerial photos over the years and a historical map
- The zoning plan for the plot and neighbourhood, boundary accuracy and transfers nearby
- Catchment schools, nurseries and jobs within commuting distance
- Utilities and connections confirmed by network operators
Where the data come from
Only from publicly available sources of authorities, institutions and open data, for example ČÚZK (land register, RÚIAN, orthophotos), the Czech Statistical Office, the Czech Telecommunication Office, the Czech Hydrometeorological Institute, ministries, municipalities and network operators. Every figure has its source and the date it refers to; a section without reliable data is left out. The public website shows only favourable and neutral information; risks go into the agent's location check.
Points to watch
The analysis describes the place; it does not set the property's price and is neither an expert valuation nor legal advice. Data have different ages: census data are collected roughly once every ten years (most recently in 2021), while timetables change far more often. For important points it is worth checking the current situation on site, at different times of day, or at the municipal office.
Want this information on your property's website?
We find, analyse and clearly present data about the place. On the website for clients and in the location check for the agent - depending on the nature of the information.
The explanation is general and informative, not legal advice. Binding are the land register, the zoning plan and other official sources.
