Title deed extract (LV)
The land register title sheet listing an owner's property, mortgages, easements and other encumbrances. The official extract is a public deed.
A list vlastnictví (LV, title sheet) is the basic record of the Czech land register. It is created within one cadastral area for a group of properties with the same ownership details, meaning the same owner or the same co-owners (Section 23 of Decree No. 357/2013 Coll.). When Czechs speak of a “výpis z katastru” or “výpis z LV”, they mean the official extract from the land register. It is a public deed proving what was recorded at the stated date and time (Section 55 of the Cadastral Act).
How to read an LV
The title sheet has parts A, B, B1, C, D, E and F:
- A: owners and their shares, or holders of a right derived from ownership,
- B: the property (parcels, buildings, units, building rights); the letter “P” before an item marks a pending-transaction flag,
- B1: rights benefiting the property in part B, such as a right of way over a neighbour's land,
- C: encumbrances such as a mortgage, an easement or a pre-emption right,
- D: notes, warnings and pending-transaction flags,
- E: the deeds under which the owner acquired the right (titles of acquisition),
- F: tax data, for agricultural land the soil quality codes (BPEJ).
What to watch out for
A house and its land can be on different title sheets, for example when the driveway is co-owned with neighbours. For a flat registered as a unit, there is a separate LV for the unit and another LV for the building and land co-owned by all unit owners (Section 23a of the Decree). Land whose share is not tied to the unit is often on yet another LV and is easily overlooked in a sale.
An extract is valid only for the moment it was issued. A pending-transaction flag or a note in part D means the situation may soon change, so get an up-to-date extract shortly before signing.
Frequently asked questions
Where can I get an extract?
According to ČÚZK, online via the ČÚZK portal, in person at any cadastral office, or at Czech POINT counters (municipal offices, post offices, notaries). You need the cadastral area and the LV number or a parcel number.
Isn't the online viewer enough?
The online viewer Nahlížení do KN is for information only and is not a public deed. ČÚZK has restricted access to owner details in it in recent years, and a login may be required. A contract, a bank or an authority needs the official extract.
