RÚIAN - Register of territorial identification, addresses and real estate
A public Czech register of addresses, buildings and parcels run by ČÚZK. It also lists building data, which may be incomplete or outdated.
RÚIAN (Registr územní identifikace, adres a nemovitostí, the Register of Territorial Identification, Addresses and Real Estate) is one of the Czech base registers of public administration under Act No. 111/2009 Coll. It is a public register managed by ČÚZK (Section 30). It contains territorial units from the state, regions, municipalities and cadastral areas down to streets, address points, buildings and parcels. According to ČÚZK, it holds no personal data and is a unique source of addresses.
What it holds about a house and land
For a building with a house number, RÚIAN keeps technical and economic attributes (Section 34):
- number of flats, built-up area, enclosed volume and floor area,
- number of storeys above and below ground and the type of load-bearing walls,
- connection to water mains, sewers and gas, heating type and lift,
- month and year of completion.
For a parcel it keeps the land type and use, the parcel area and the soil quality code (BPEJ) (Section 35). These are entered by the cadastral office from the land register system (Section 42).
How to read the data
Building data are entered by the building authority, or by the municipality for structures that need no permit (Section 42 of the Act), based on the documents they receive. According to ČÚZK, the editors are not responsible for outdated data if the builder did not report a change, such as a new water connection. ČÚZK itself regularly lists buildings with missing attributes.
Treat RÚIAN building data as indicative. A difference from the agent's documents is a reason to ask, not to change the listing automatically.
Frequently asked questions
Where can I look into RÚIAN?
For free and without registration in the public viewer VDP (Veřejný dálkový přístup). According to ČÚZK, VDP data are for information only; reference data are available through the base registers information system. Addresses and selected data are also published as ČÚZK open data.
Does RÚIAN show the owner?
No. RÚIAN does not record owners, mortgages or easements. These are only in the land register, on the title sheet (LV).
Why does RÚIAN show a different area than the listing?
Built-up area, floor area and usable area are different measures, and the register data may not reflect later alterations. Before comparing, find out which area each figure refers to.
