Parcel boundary accuracy
ČÚZK data on how precisely parcel boundaries are surveyed. Boundaries taken from 19th-century maps can be off by metres.
Boundary accuracy tells you how precisely the land register knows the position of parcel boundary points. In the digital cadastral map, every boundary point has coordinates with an accuracy code (Section 7 of Decree No. 357/2013 Coll.). Codes 3 to 5 are points surveyed on site, codes 6 to 8 are points read off the original graphic map according to its scale.
How to read it
- Code 3: standard positional error of 0.14 m, i.e. a precise survey.
- Codes 4 and 5: errors of 0.26 m and 0.50 m.
- Codes 6 to 8: points taken from a graphic map; for 1:2880 maps, code 8 with an error of 1.00 m.
- Green boundaries on the ČÚZK map are, in the office's words, reliable enough and need no refinement. Red ones have the accuracy of the original map from the first half of the 19th century.
What it means for a buyer
The only complete survey of the whole territory was made for the stable cadastre in the first half of the 19th century, mostly at a scale of 1:2880. According to ČÚZK, boundary accuracy can therefore be off by metres. A fence or wall may not match the registered boundary, and the geometry recorded in the land register is binding for legal transactions (Section 51 of the Cadastral Act). ČÚZK therefore recommends having existing boundaries surveyed and compared with the map before buying land, or having them staked out. For a flat in an apartment building this matters less.
Frequently asked questions
Can inaccurate boundaries be made more precise?
Yes, if the neighbouring owners agree on where the boundary runs. A surveyor prepares a survey plan, the owners of all affected plots sign a joint declaration agreeing on the boundary, and one of them reports the refinement to the cadastral office. According to ČÚZK, the entry is free of administrative fees. A boundary dispute cannot be settled this way.
Does refinement change the area or ownership?
Refining boundary data does not change rights to the land (Section 50 of the Cadastral Act). Together with the boundary, the recorded parcel area may be refined, because the area derives from the plot's geometry.
