Electrical installation inspection report

An inspection, tests and measurements of an electrical installation by a certified technician, ending in a report on whether it is safe to operate.

An electrical inspection (revize elektroinstalace) is an assessment of the safety of electrical equipment by visual inspection, tests and measurements. It is carried out by an inspection technician certified under Act No. 250/2021 Coll. The result is an inspection report whose content is set by Government Regulation No. 190/2022 Coll.: among other things the scope, measured values, a list of defects, a written conclusion on whether the equipment is safe to operate, and a recommended date for the next inspection.

Types of inspection

  • An initial inspection is done before a new or altered installation is put into service, for example after rewiring or installing an electric boiler, a heat pump or solar panels.
  • A periodic inspection is repeated at intervals. The regulation sets maximum intervals, for example for office buildings (5 years) or accommodation and schools (3 years); flats and family houses are not listed.
  • An extraordinary inspection is done for a specific reason, which the report must state.

Is it mandatory in a family house?

Act No. 250/2021 Coll. is an occupational safety law. In 2024 the Ministry of Labour and Social Affairs stated that its obligations do not apply to private individuals as owners of family houses; however, if an inspection is carried out, only a certified inspection technician may do it. Experts still recommend a periodic inspection every few years, because installations age and change.

What it means for a buyer

Ask for the latest inspection report and check the date, scope, conclusion and list of defects. The report should match the current state - after a renovation or adding large appliances, there should be a newer one. If the report is missing or old, a new inspection can be ordered before the purchase.

Frequently asked questions

Does it cover the lightning protection?

Lightning and surge protection is part of regulated electrical equipment and the report comments on it. The regulation sets separate intervals for it, 4 years for ordinary buildings.

Is it related to the breaker and tariff?

Not directly, but changing the main circuit breaker or connecting new electric heating means work on the installation, and a new inspection makes sense. For chimneys, the flue revision plays a similar role.
