Recorded sale price (cenový údaj)
The purchase price recorded in the Czech land register since 2014. It cannot be seen in the free viewer; a specific price is available for a fee.
A cenový údaj is the land register record of the purchase price actually paid for a property or a group of properties (Section 24 of Decree No. 357/2013 Coll.). The Czech land register has recorded it since 1 January 2014 and it forms part of the register's content (Section 4 of the Cadastral Act). It is kept for a group of properties acquired under the same purchase contract or together for one price at an auction.
How to read it
- The price is recorded as stated in the deed when the registration proceeding starts and is not updated later.
- It is kept without VAT if that can easily be determined from the deed. A price in a foreign currency is kept in that currency.
- It is not kept if the deed does not state the price as a specific amount of money or splits it into different currencies.
- One price may cover several parcels, a building or units sold together.
Where to find the price
The online viewer Nahlížení do KN shows which properties have a recorded price, the number of the registration proceeding and, on the map, properties with a recorded price by year. It does not show the price itself: prices achieved cannot be obtained by viewing the register (Section 52 of the Cadastral Act). According to ČÚZK, a price can be obtained only for a fee, electronically via remote access, including without registration, or on paper at a cadastral office.
What to watch out for
A land register price comes from one specific contract. It need not match the usual (market) price or the value of a single property if several were sold together. Land register data may be redistributed only with ČÚZK's consent (Section 53), so nmvt never publishes prices of individual sales and shows only the number of transfers nearby.
Frequently asked questions
Why is there no recorded price for some transfers?
A price is recorded only for purchases and auctions. Gifts, exchanges and inheritance have none. It is also missing when the contract does not state the price as a specific amount of money (Section 24 of the Decree).
