Land register change alerts (ČÚZK)
A ČÚZK service that alerts owners by e-mail, SMS or data box when something happens to their property in the land register.
The Služba sledování změn (change-alert service) is a ČÚZK service that informs owners and other right holders about entries in the land register electronically (Section 55(6) of the Cadastral Act). It alerts you when a pending-transaction flag is placed on a monitored property (a warning that rights are affected by a change), when a registration or a record is made, or when a note is entered (Section 19 of Decree No. 358/2013 Coll.). Alerts come by e-mail, SMS, Czech data box or web service.
Who can use it
A person with a right in rem registered for the property, or a party to proceedings about such a right: specifically the owner, a mortgage or sub-mortgage lender, the holder of an easement, of a pre-emption right agreed as a right in rem, of a buy-back or better-buyer right, a tenant or a lessee.
- Individuals online, verified through the Czech eID (Identita občana); companies via their data box.
- Anyone in person at any cadastral office, where requests are handled on the spot.
- In writing to ČÚZK with an officially certified signature.
- Foreigners who own property in Czechia receive separate login details from ČÚZK.
What it costs
Up to 20 monitored properties the service is free. From 21 properties the fee is CZK 10 per property per year (Annex 9 to Decree No. 358/2013 Coll.).
Why it is worth it
The service helps detect a fraudulent or unexpected entry early. The cadastral office may approve a registration no sooner than 20 days after sending notice of the proceeding to the persons affected (Section 18 of the Cadastral Act). Thanks to the service, the owner learns about an application at once and has time to react. An agent may recommend it to the seller during the sale, and a buyer can set it up once the ownership is registered.
Frequently asked questions
Isn't the letter from the cadastral office enough?
The cadastral office notifies the owner of a pending-transaction flag even without the service, by letter or data box (Section 16 of the Cadastral Act). The service is faster, however, according to ČÚZK within 24 hours of the event, and it also covers records and notes, for example about enforcement (note in the land register).
What does the SMS contain?
Only the case reference number and a link to the application with the full message. SMS alerts can only go to mobile numbers in EU countries.
