Other area (land type)

The land type for land that is not farmland, forest, water or built-up: typically roads, greenery, sports grounds or barren land.

Ostatní plocha (other area, abbreviated “ostat. pl.”) is one of the ten land types in the Czech land register. According to the annex to Decree No. 357/2013 Coll., it is land not covered by any other type, i.e. anything that is not agricultural land, forest land, water area or built-up area and courtyard. A land-use code specifies what is actually there.

How to read it

The most common land uses for other area under the Decree's annex:

  • other road (ostatní komunikace): land with a local or private access road,
  • road, motorway, railway or other transport area (for example a public car park),
  • greenery (zeleň): ornamental garden, street and housing-estate greenery, park,
  • sports and recreation ground, storage area, landfill, solar power plant,
  • barren land: for example a steep slope, rock or stony ground,
  • balk, slope, sunken lane or ditch,
  • miscellaneous area (jiná plocha): land not used in any of the other listed ways.

What it means

An “other area - other road” parcel next to a house is often the driveway. What matters is who owns it and whether access is secured legally, by ownership or by a registered right of way. The title sheet (LV) shows that, not the land type. The type of owner of a neighbouring road (municipality, state, private) is covered under ownership type.

For Czech real estate tax, other areas have been split into three groups by land use since 2024: unusable other areas (barren land, wetland, balk, slope, greenery), miscellaneous areas and selected other areas (Section 5a of Act No. 338/1992 Coll.). Unusable other areas have the lowest rate.

Frequently asked questions

Can you build on other area?

The land type does not decide that. Whether and what may be built is set by the zoning plan and the building permit. Other area is not agricultural land, so the register gives it no soil quality code (BPEJ).

Is an “other road” a public road?

The register does not say. The land use describes what is on the land, not who may use the road. The title sheet shows the owner, and a registered servitude shows a right of access over someone else's land.
