Cadastre online viewer (Nahlížení do KN)
ČÚZK's free online viewer for finding a parcel, building or flat on the map and pending proceedings. For information only, not an official extract.
Nahlížení do katastru nemovitostí (nahlizenidokn.cuzk.gov.cz) is ČÚZK's free online viewer of the Czech land register, with no registration needed. It reflects everyone's right to consult the register (Section 52 of the Cadastral Act). You can search for parcels, buildings, units, building rights, proceedings, title sheets and cadastral areas and see them on the cadastral map as well as on maps of the former land cadastre.
What the viewer shows
- parcel details such as area, land type and how the area was determined,
- the title sheet (LV) number under which the property is recorded,
- whether a proceeding is pending (a pending-transaction flag); basic data on proceedings are public, while details such as the list of parties or the subject have been shown only after login since 1 August 2024.
What to watch out for
The viewer is not a public deed. A contract, a bank or an authority needs an official land register extract (výpis z katastru nemovitostí), which proves the recorded state at the stated time (Section 55). The data are valid at the moment you look and may change between a viewing and signing, so check again just before you sign.
ČÚZK has changed access to owner details in recent years. From 22 December 2025 it temporarily showed them only to logged-in users (for example via the Czech eID, Identita občana) because of mass automated scraping; in April 2026, according to media reports, it restored access without login, protected by a tougher CAPTCHA test. The current rules are stated in the viewer itself. The terms of use prohibit automated data harvesting.
Frequently asked questions
Does the viewer show the price a property sold for?
No. Under Section 52 of the Cadastral Act, recorded prices cannot be obtained by viewing. They are provided in other ways, for example through paid remote access, and outside remote access only to a person who proves their identity.
How do I find out that something is happening to my property?
The viewer does not send alerts. An owner can set up the change-alert service, which sends a message when a pending-transaction flag is placed or an entry is made.
Can I see easements and mortgages in the viewer?
A reliable and complete list of encumbrances is on the title sheet extract, where mortgages, easements and pre-emption rights are in part C. The viewer is for orientation only.
Want this information on your property's website?
We find, analyse and clearly present data about the place. On the website for clients and in the location check for the agent - depending on the nature of the information.
The explanation is general and informative, not legal advice. Binding are the land register, the zoning plan and other official sources.
