Registration in the land register (application for entry)

Entry of ownership, mortgages, easements and other property rights into the land register. A buyer becomes owner only by registration.

Vklad (registration) is the type of entry in the Czech land register used for property rights, rights agreed as property rights, leases and agricultural leases (Section 6 of the Cadastral Act). It covers, among other things, the creation, change and end of ownership, mortgages, easements and rights of first refusal (Section 11). Besides registration, the register also uses records (záznam) and notes (poznámka).

How the proceeding works

  • The application is filed on the official form in person, by post or electronically, together with the deed, for example the purchase contract (Sections 14 and 15).
  • The administrative fee is CZK 2,000 per application (item 120 of the schedule to Act No. 634/2004 Coll.).
  • By the next working day the cadastral office marks a pending-transaction flag and notifies the owner and other holders of rights (Sections 9 and 16).
  • It may approve the registration no sooner than 20 days after sending that notice (Section 18).
  • After the entry it sends the parties a notice of the completed registration and files the deed in the collection of deeds.

What to watch out for

The legal effect of registration dates back to the moment the application reached the cadastral office (Section 10). Until the registration is completed, however, the buyer is not recorded in the register. That is why the purchase price can stay in escrow until the entry is made. According to ČÚZK, registration took 22 days on average in September 2026.

If signatures on a private deed are not officially certified, the applicant must prove their authenticity within 30 days, or the cadastral office discontinues the proceeding (Section 7). No appeal is possible against an approved registration. A rejection can be challenged in court within 30 days (Section 18).

Frequently asked questions

Who pays the fee?

According to ČÚZK, the person who files the application pays the fee. If several parties file together, they should agree in advance who pays, to avoid paying twice. Payment is possible by card or in cash at the cadastral office, by bank transfer or by direct debit. Revenue stamps could be used only until the end of 2024.

Can the application be withdrawn?

The applicant may withdraw it, but the proceeding is discontinued only if all parties agree (Section 16).
