Survey plan (geometrický plán)
A surveyor's technical document used to split parcels, change boundaries, register a building or define part of a plot for an easement.
Under Section 2(j) of the Czech Cadastral Act, a geometrický plán (survey plan) is the technical basis for deeds that change the cadastral map and the register data. It forms an inseparable part of the deed, for example a purchase contract for a split-off part of a plot, whenever the subject of the entry must be shown in the cadastral map or its boundaries refined (Section 48).
What it is prepared for
Under Section 79 of Decree No. 357/2013 Coll., among other things for:
- splitting a plot or changing its boundary,
- recording a new building or a change to its outline,
- defining the extent of an easement over part of a plot,
- recording a staked boundary or one refined by the owners,
- correcting a property's geometry or recording a boundary set by a court.
Who prepares and confirms it
A surveyor draws up the plan and an authorised surveying engineer (previously called officially licensed) certifies it. The cadastral office then confirms it by approving the parcel numbering (Section 48(2) of the Cadastral Act). On its own the plan changes nothing: the change happens only when the deed it belongs to is registered. If a right concerns only part of a plot, the deed must include a survey plan defining that part (Section 7(3)).
Frequently asked questions
Do I need a survey plan for a new house?
Yes. Recording a new building in the land register requires a document showing how the building is used and a survey plan (Section 30 of the Cadastral Act). A survey plan is also attached to an owner's request for a descriptive house number when the municipality does not assign it at the building authority's request (Section 31a of the Municipalities Act).
Where can I find the survey plan for an easement or a plot split?
The plan is part of the deed on which the entry was based, and the deed is kept in the land register's collection of deeds. A copy is available at the cadastral office or via ČÚZK remote access, directly online for proceedings from 2014 onwards. The deed details and proceeding number are shown on the title sheet (LV).
