Ownership type (state, region, municipality, private)
A ČÚZK cadastral map layer colouring land owned by the state, regions, municipalities and private owners. It shows no names.
Ownership type (charakteristika vlastnictví) is a cadastral map layer that ČÚZK added to the online viewer Nahlížení do KN on 30 October 2024. It shows land owned by the state, regions and municipalities; private and shared private ownership is in a separate layer. Since 29 January 2026 the layer has also been in the cadastral map web service, where it is displayed down to a scale of 1:8,000.
How to read it
- The layer only says what type of owner holds the parcel. It shows no owner names, shares or encumbrances.
- It is updated in the same way as the cadastral map.
- What is on the plot, such as a road, greenery or a garden, is indicated by the land type and land use.
- The specific owner, easements and mortgages are shown only on the title sheet (LV) of the parcel.
What it means for a buyer
The layer is most useful around the house. If the access route crosses municipal land with the use “road” or “other road”, the land register records a road, local road or service road on it. A private plot between the house and the road raises the question of whether access to the house is legally secured, for example by a servitude.
Municipal or state land next to the house may change in the future. What may be built there is set by the zoning plan.
Frequently asked questions
Why do private plots show only a colour and no name?
The layer is only a map view of ownership type. The specific owner and the rights registered on the parcel are shown on the title sheet; the official document is the title sheet extract.
What is the layer of insufficiently identified owners?
A different ČÚZK cadastral map layer, updated twice a year. It shows properties whose owner is recorded in a way that does not allow sufficient identification. ČÚZK passes their details to the Office for Government Representation in Property Affairs (ÚZSVM), which searches for the owner. If none is found, the property is treated as abandoned once the statutory period has expired (Sections 64 and 65 of the Cadastral Act).
